I was under the impression that rent is based on your basic allowance for housing, not based on the floor plan. I am paying the E-7 BAH of $1,257 a month for the smaller four-bedroom floor plan. Can we all expect to receive this same deal? Housing at Little Rock Air Force Base is privatized and run by Hunt Pinnacle Communities. The rent for the newly built, four-bedroom homes is not $1,089, but is equal to the full "with dependent rate" basic allowance for housing, based on the rank of the person leasing the home. However, our closing documents allow Hunt Pinnacle Communities to run specials whenever occupancy reaches certain levels. In January, HPC offered a free month's rent to anyone new to housing who was signing a 12-month lease. They offered the same deal to residents who were on a month-to-month lease and agreed to sign a new 12-month lease. In May, HPC started offering market-based rents on their non-renovated units. These market-based rents are available only to people who are moving into an non-renovated home for the first time or who are currently residing in an non-renovated house (with the exception of key and essential units), are at the end of their lease, or are now month-to-month residents. Rent on new and renovated houses remains the full BAH with dependent rate. HP Communities expects to offer these market-based rents through the end of July. If you are currently living in an non-renovated house, but are unsure as to whether you are on a month-to-month lease, then I would ask you stop by and see one of the leasing agents at the Welcome Center at 101 Arkansas Blvd. They will be able to discuss your lease options with you.
